Project Description

Founded in 1982, Habitat for Humanity Metro Maryland (HFHMM) serves Montgomery and Prince George’s County Maryland, a service area of approximately 2 million people. To date, HFHMM has built or rehabbed 105 homes (including 2 multi-unit projects) and completed over 600 home preservation projects. HFHMM is accelerating its homeownership program with the commencement of twenty-four (24) condominiums and three (3) single family homes as a part of a 195-unit affordable home community developed in conjunction with another housing agency.

The 27 HFHMM homes under construction are financed by Habitat for Humanity Metro Maryland’s first-ever NMTC transaction. NMTC financing funds 27 for-sale homes that will be sold to homebuyers between 30-80% of the area median income. The $10.275 million project had a funding gap of approximately $600,000 which is being filled by NMTC and enabling the project to move forward as planned.

The entire project will comprise of 168 affordable rental apartments, 24 ownership condominiums, and 3 single family ownership homes on the formerly blighted 6.2 acre site. The site was donated by Montgomery County, and is adjacent to bus lines, rapid transit, and numerous shopping facilities and grocery stores. The Randolph Road Project serves as an example of smart growth, transforming blighted property into a thriving, walkable, inclusive community.

Construction of the housing will create 25 construction jobs. The project also includes an on-site daycare facility.
