Project Description

The Three Trails Industrial Park represents a major initiative from developer NorthPoint to create jobs and invest in the neighboring community of South Kansas City. We worked closely with NorthPoint’s team to guide them through the New Market Tax Credits procurement process and bring their project to fruition. Though the park’s location was conveniently located between major interchanges, it had not been zoned for industrial development. The costs for the basic infrastructure, such as plumbing, utility work and environmental rehab, were exceedingly high, forcing NorthPoint to seek New Market Tax Credits in order to fund the project.

As their New Market Tax Credit consultants, Sunflower Development worked with both NorthPoint and community leaders to build a case for how the industrial park would benefit the community while creating return for developers. Sunflower successfully procured a $15 million New Market Tax Credit allocation for Phase I and $10 million for Phase II, allowing the development to move forward and create hundreds of jobs for low- and middle-income families across the area.
